Costs and closing
Land Titles registration fee
Alberta's registration charge in place of a land transfer tax: $50 plus $5 per $5,000 of value, on both the transfer and the mortgage.
Alberta has no land transfer tax. It charges Land Titles Office registration fees instead, under sections 64.1 and 102.1 of the Land Titles Act. One fee is on the transfer of title, based on the property value. The second is on the mortgage, based on the loan amount.
Both use the same formula: $50 plus $5 for every $5,000 of value or part of it. On a $500,000 purchase with a $400,000 mortgage, that's $550 plus $450, or $1,000 in total.
The fees went up on 20 October 2024, from $2 per $5,000 on transfers and $1.50 per $5,000 on mortgages. Several national comparison sites still show the old figures, which understate the fee by more than half.
You pay the fees through your lawyer at closing, and they appear on the statement of adjustments.
