St. Albert
Renewals, renovations and penalties in St. Albert
Local notes on the housing, the market and the lenders that matter when you buy in St. Albert.
St. Albert is an older, established city, and its housing shows it. There are far more homes here from the 1970s to the 1990s than new builds, and that shapes most of the mortgage work.
We do more renewals, switches and refinances in St. Albert than first purchases. First-time buyers don't avoid the city. Most of the houses already have owners, and those owners have equity and a maturity date.
A typical St. Albert file starts with a renewal letter: "my term is up in 4 months and the letter says 5.19%". A straight renewal with your current lender needs no stress test. Since the November 2024 change to uninsured straight switches, moving to a different lender at a better rate usually doesn't need one either. Most people sign the first offer anyway, and in a city with this much equity, that's an expensive habit.
Renovation comes up often. A 1985 house with its original kitchen and a 20-year-old roof raises a financing question, and there are 3 ways to answer it depending on the numbers: a refinance up to 80% of value, a purchase-plus-improvements mortgage if you're buying, or a HELOC if the work will happen in stages. They have different costs and very different penalties, and the right one depends on where you are in your term.
In a city with this much equity, signing the renewal letter without checking is the most expensive habit in St. Albert.
Sturgeon County starts at the city limit, so a St. Albert search that widens by 10 minutes becomes an acreage search. That's a different lender list. Most lenders will value about 10 acres plus the house and the garage, and it's worth knowing that before you fall for a property.
If you're breaking a fixed term to do any of this, the penalty is the greater of 3 months' interest or the interest rate differential (IRD). The Big Six calculate the IRD off posted rates, while credit unions and monolines generally use discounted rates. On a St. Albert-sized mortgage, that difference often settles the decision.
Lender notes
Renewal and switch files turn on who calculates the penalty and how, more than on the headline rate. We work out the penalty before we compare rates, because a rate that looks half a point better can cost more than it saves once the discharge is priced.
Land transfer tax
St. Albert has no land transfer tax
Alberta doesn’t charge one, and no Alberta municipality does either. Instead, you pay Land Titles Office registration fees: $50 plus $5 for every $5,000 of value, once on the property transfer and again on the mortgage registration.
On a $500,000 home with a $400,000 mortgage, that’s $550 + $450 = $1,000. The same purchase in Ontario carries $6,475 in provincial land transfer tax, and $12,950 in Toronto once the municipal tax is added.
| Where you buy | Land transfer tax | Registration fees | Total |
|---|---|---|---|
| St. Albert, Alberta | None | $1,000 | $1,000 |
| Anywhere in Ontario | $6,475 | — | $6,475 |
| Toronto (provincial + municipal) | $12,950 | — | $12,950 |
The Alberta fees went up on October 20, 2024. They used to be $2 per $5,000 on a transfer and $1.50 on a mortgage, so plenty of calculators and blog posts still show the old numbers.
With no tax, there’s no first-time buyer rebate to apply for here. Alberta also doesn’t charge provincial sales tax on the default insurance premium. In Ontario, that tax has to be paid in cash at closing and can’t be added to the mortgage.
Alberta figures computed from the Land Titles Act ss. 64.1 and 102.1 fee schedule in force from October 20, 2024. Ontario and Toronto figures computed from the current provincial and municipal land transfer tax brackets, before any first-time buyer rebate. Estimates for comparison only. Your lawyer’s statement of adjustments governs.

Hold this rateRates shown are current as of September 21, 2026 at 9:00 a.m. MT and are subject to change without notice. Rates are available on approved credit (O.A.C.) only, are subject to the terms and conditions of the applicable lender, and may vary based on your credit history, income, down payment or equity, loan-to-value, property type and location, occupancy, amortization, and whether the mortgage is insured, insurable or uninsured.
Annual percentage rates (APR) shown assume a mortgage amount of $500,000, an amortization of 25 years with monthly payments, and include no lender or brokerage fees. Fixed rates are compounded semi-annually, not in advance, as required under section 6 of the federal Interest Act; variable rates are compounded monthly. Payment figures exclude property taxes, heating, condominium fees and default insurance premiums unless stated. Insured rates require mortgage default insurance and are available only on qualifying transactions.
Rates may contain errors or omissions and do not constitute an offer of credit, a rate hold or a pre-approval. Not all applicants will qualify. St. Albert mortgage questions
Questions we get about St. Albert files, plus the provincial rules that apply here the same way they do across Alberta.
My St. Albert renewal is coming up. Should I just sign the letter?
Not until you've priced the alternative. A renewal letter is an offer, and it's the only mortgage offer you'll get that no other lender competed for.
A straight renewal with your current lender needs no stress test, and since November 2024 neither does an uninsured straight switch to a new lender, so moving is easier than it used to be. Give us the maturity date and the balance, and we'll tell you in one call whether the letter is competitive.
I want to renovate a 1980s St. Albert house. What's the cheapest way to finance it?
It depends on whether you already own it and where you are in your term.
If you're buying, purchase-plus-improvements rolls the renovation into the mortgage at mortgage rates. The work is quoted before closing and the funds are released after. If you own the house and your term is up, a refinance to 80% of value is usually cheapest. If you own it and your term has 3 years left, a HELOC avoids the break penalty but costs more in interest. We price all 3 before recommending one.
We're looking just north of St. Albert, in Sturgeon County. Does that change anything?
Yes. A county address is an acreage file, and acreage files have a shorter lender list.
Most lenders will value about 10 acres plus the house and the attached garage, and won't lend against outbuildings or the rest of the land. The well and septic get their own questions. None of that is a problem, but you need to know it before you write the offer, because your down payment has to cover any gap between the price and the lending value.
Do I have to come to your Edmonton office?
No. Most of our St. Albert clients never do. The application, documents, signatures and closing instructions all move electronically, and Daniel calls you, so you're not left filling in a form and waiting.
If you'd like to meet in person, the office is at 4990 92 Ave NW #105 in Edmonton.
Is the rate different in St. Albert than in Edmonton?
No. Lenders set mortgage rates nationally, not by postal code, and no lender prices St. Albert differently from Edmonton.
The property can make a difference. An acreage, a manufactured home, a very rural address or an unusual lot can shorten the lender list and occasionally change the pricing, because of what's on the land. If that's your situation, tell us early and we'll tell you where you stand before you write an offer.
Does St. Albert have a land transfer tax?
No. Alberta has no land transfer tax, and no Alberta municipality charges one either.
You pay Land Titles Office registration fees instead: $50 plus $5 for every $5,000 of value, charged once on the property transfer and again on the mortgage registration. On a $500,000 purchase with a $400,000 mortgage, that's about $1,000 in total.
