Spruce Grove
Possession dates, construction draws and Parkland acreages
Local notes on the housing, the market and the lenders that matter when you buy in Spruce Grove.
Spruce Grove is one of the fastest-growing communities in the region, and much of what's for sale is new build. So the 2 most common mortgage conversations here are about possession dates and acreages, sometimes in the same phone call.
It's also the gateway to Parkland County. A search that starts in a Spruce Grove subdivision often ends on 5 acres outside it. Those are different mortgages with different lender lists, and buyers tend to cross that line sooner than they expect.
Possession dates are where new-build files go wrong. A new build in the Spruce Grove and Parkland catchment often has a possession date 6 to 12 months out, and a standard rate hold is 120 days. That gap is the most common reason a new-build buyer ends up with a rate they didn't plan for.
There are 3 ways to handle it. You can choose a lender whose hold stretches to your date. You can accept that you'll re-qualify closer to possession and budget for a different rate. Or you can take the builder's preferred lender, after pricing it against the market. A builder's preferred lender can be a good option, but its offer is still a quote and deserves a second one beside it.
A 12-month possession date against a 120-day rate hold is the most common new-build problem in this area. It needs a plan before you sign the purchase agreement.
If the house is being built for you, the mortgage is either a completion mortgage or a progress-draw construction mortgage. That decides when money moves and what the builder can ask for. A deposit plan built around a completion mortgage won't work with a builder who wants draws, and you want to find that out before you sign the purchase agreement.
In Parkland County, most lenders will value roughly 10 acres plus the house and the garage, and give no value to the shop, the arena or the rest of the quarter. Add well and septic questions and a longer appraisal, and the lender list halves. That's fine if you know going in. It gets expensive if you find out during the financing condition.
Lender notes
New-build possession dates and acreage valuations both shorten the lender list, in different ways. On a Spruce Grove file we match the lender to the property and the timeline first, then compare rates within that list.
Land transfer tax
Spruce Grove has no land transfer tax
Alberta doesn’t charge one, and no Alberta municipality does either. Instead, you pay Land Titles Office registration fees: $50 plus $5 for every $5,000 of value, once on the property transfer and again on the mortgage registration.
On a $500,000 home with a $400,000 mortgage, that’s $550 + $450 = $1,000. The same purchase in Ontario carries $6,475 in provincial land transfer tax, and $12,950 in Toronto once the municipal tax is added.
| Where you buy | Land transfer tax | Registration fees | Total |
|---|---|---|---|
| Spruce Grove, Alberta | None | $1,000 | $1,000 |
| Anywhere in Ontario | $6,475 | — | $6,475 |
| Toronto (provincial + municipal) | $12,950 | — | $12,950 |
The Alberta fees went up on October 20, 2024. They used to be $2 per $5,000 on a transfer and $1.50 on a mortgage, so plenty of calculators and blog posts still show the old numbers.
With no tax, there’s no first-time buyer rebate to apply for here. Alberta also doesn’t charge provincial sales tax on the default insurance premium. In Ontario, that tax has to be paid in cash at closing and can’t be added to the mortgage.
Alberta figures computed from the Land Titles Act ss. 64.1 and 102.1 fee schedule in force from October 20, 2024. Ontario and Toronto figures computed from the current provincial and municipal land transfer tax brackets, before any first-time buyer rebate. Estimates for comparison only. Your lawyer’s statement of adjustments governs.

Rates are available on approved credit (O.A.C.) only, are subject to the terms and conditions of the applicable lender, and may vary based on your credit history, income, down payment or equity, loan-to-value, property type and location, occupancy, amortization, and whether the mortgage is insured, insurable or uninsured.
Annual percentage rates (APR) shown assume a mortgage amount of $500,000, an amortization of 25 years with monthly payments, and include no lender or brokerage fees. Fixed rates are compounded semi-annually, not in advance, as required under section 6 of the federal Interest Act; variable rates are compounded monthly. Payment figures exclude property taxes, heating, condominium fees and default insurance premiums unless stated. Spruce Grove mortgage questions
Questions we get about Spruce Grove files, plus the provincial rules that apply here the same way they do across Alberta.
My builder's possession date is 10 months out. How do I hold a rate that long?
Most standard rate holds run to 120 days, so a 10-month possession needs either a lender with a longer hold or a plan to re-qualify closer to the date.
Long-hold products exist, and they usually cost something: a slightly higher rate or a commitment fee. Whether that's worth paying depends on where rates are heading and how much room you have in your qualification. We'll price the long hold and the re-qualify path side by side so you can choose between them.
Should I use my builder's preferred lender?
Sometimes. A builder's preferred lender can offer worthwhile incentives, and sometimes the incentive is worth more than the rate difference.
Just don't take it without a second quote. Bring us the builder's offer and we'll price it against our lenders and tell you which is better, including the penalty terms. A builder incentive on a mortgage with a posted-rate IRD penalty can cost more in year 3 than it saved at closing.
We're looking at an acreage in Parkland County. What will a lender value?
Usually the house, the attached garage and about 10 acres. Outbuildings, shops and the rest of the land are typically valued at nil for lending purposes.
That's why acreage buyers are often surprised by the down payment. On a $900,000 property, if the lender values $700,000, the gap comes out of your cash. Expect questions about well potability and septic, and a longer appraisal. Tell us the acreage and the services early and we'll tell you which lenders will look at it.
Do I have to come to your Edmonton office?
No. Most of our Spruce Grove clients never do. The application, documents, signatures and closing instructions all move electronically, and Daniel calls you, so you're not left filling in a form and waiting.
If you'd like to meet in person, the office is at 4990 92 Ave NW #105 in Edmonton.
Is the rate different in Spruce Grove than in Edmonton?
No. Lenders set mortgage rates nationally, not by postal code, and no lender prices Spruce Grove differently from Edmonton.
The property can make a difference. An acreage, a manufactured home, a very rural address or an unusual lot can shorten the lender list and occasionally change the pricing, because of what's on the land. If that's your situation, tell us early and we'll tell you where you stand before you write an offer.
Does Spruce Grove have a land transfer tax?
No. Alberta has no land transfer tax, and no Alberta municipality charges one either.
You pay Land Titles Office registration fees instead: $50 plus $5 for every $5,000 of value, charged once on the property transfer and again on the mortgage registration. On a $500,000 purchase with a $400,000 mortgage, that's about $1,000 in total.
