We don't publish a Calgary benchmark price, because we can't source one to the standard we use for our Edmonton figures. The cost figures above come from provincial rules. We calculate them instead of quoting them, and they apply in Calgary the same way they do in Edmonton.

Calgary
Bigger mortgages and bonus income in Calgary
Local notes on the housing, the market and the lenders that matter when you buy in Calgary.
Calgary is the larger of Alberta's 2 metropolitan markets, and its benchmark price runs about a third above Edmonton's. That changes almost nothing about the rules and almost everything about the numbers.
The provincial rules still apply: no land transfer tax, no PST on the default insurance premium, and Land Titles registration fees instead. What changes is scale. Mortgages are larger, qualifying is tighter, and far more brokers are competing for your file.
Higher prices push more files up the down payment ladder. With a benchmark roughly a third above Edmonton's, a far larger share of Calgary purchases are above the $1.5 million insured price cap, or fall in the 10% band between $500,000 and $1.5 million. Those files get conventional pricing and different lender appetite, and the stress test bites harder because the loan is bigger against the same income.
Calgary's head-office economy pays more bonus, commission and share-based compensation than Edmonton's, and lenders treat each of the 3 differently. A 2-year average of bonus income is standard. RSUs and options are often ignored altogether. Knowing which lenders count what, before you write an offer, is worth more than the rate spread across all our lenders.
Calgary's benchmark price runs about a third above Edmonton's. The provincial rules are the same, but everything they apply to is bigger.
Energy-sector income varies too. Contract and consulting income, corporate restructures and some lenders' strong preference for a longer employment history show up in Calgary files more than anywhere else in the province. The documents are the same as everywhere: 2 years of Notices of Assessment, contracts with their renewal history and a clear explanation of the cycle. The lender shortlist is different.
Competition works in your favour. Calgary is the most contested broker market in Alberta, with roughly 237 brokerages against Edmonton's 200 (Alberta market review, 2026, directional). Expect a full quote, an offer of a second opinion, and the penalty terms as well as the rate. If you're not getting that, talk to another broker. It doesn't have to be us.
Lender notes
On a larger, uninsured Calgary mortgage, the penalty terms deserve as much attention as the rate. The Big Six calculate the interest rate differential off posted rates. Credit unions and monolines generally use discounted rates, and on a seven-figure balance the difference can be large.
Land transfer tax
Calgary has no land transfer tax
Alberta doesn’t charge one, and no Alberta municipality does either. Instead, you pay Land Titles Office registration fees: $50 plus $5 for every $5,000 of value, once on the property transfer and again on the mortgage registration.
On a $500,000 home with a $400,000 mortgage, that’s $550 + $450 = $1,000. The same purchase in Ontario carries $6,475 in provincial land transfer tax, and $12,950 in Toronto once the municipal tax is added.
| Where you buy | Land transfer tax | Registration fees | Total |
|---|---|---|---|
| Calgary, Alberta | None | $1,000 | $1,000 |
| Anywhere in Ontario | $6,475 | — | $6,475 |
| Toronto (provincial + municipal) | $12,950 | — | $12,950 |
The Alberta fees went up on October 20, 2024. They used to be $2 per $5,000 on a transfer and $1.50 on a mortgage, so plenty of calculators and blog posts still show the old numbers.
With no tax, there’s no first-time buyer rebate to apply for here. Alberta also doesn’t charge provincial sales tax on the default insurance premium. In Ontario, that tax has to be paid in cash at closing and can’t be added to the mortgage.
Alberta figures computed from the Land Titles Act ss. 64.1 and 102.1 fee schedule in force from October 20, 2024. Ontario and Toronto figures computed from the current provincial and municipal land transfer tax brackets, before any first-time buyer rebate. Estimates for comparison only. Your lawyer’s statement of adjustments governs.

Hold this rateRates shown are current as of September 21, 2026 at 9:00 a.m. MT and are subject to change without notice. Rates are available on approved credit (O.A.C.) only, are subject to the terms and conditions of the applicable lender, and may vary based on your credit history, income, down payment or equity, loan-to-value, property type and location, occupancy, amortization, and whether the mortgage is insured, insurable or uninsured.
Annual percentage rates (APR) shown assume a mortgage amount of $500,000, an amortization of 25 years with monthly payments, and include no lender or brokerage fees. Fixed rates are compounded semi-annually, not in advance, as required under section 6 of the federal Interest Act; variable rates are compounded monthly. Payment figures exclude property taxes, heating, condominium fees and default insurance premiums unless stated. Insured rates require mortgage default insurance and are available only on qualifying transactions.
Rates may contain errors or omissions and do not constitute an offer of credit, a rate hold or a pre-approval. Not all applicants will qualify. Calgary mortgage questions
Questions we get about Calgary files, plus the provincial rules that apply here the same way they do across Alberta.
You're in Edmonton. Can you do a Calgary mortgage?
Yes. Daniel is licensed by the Real Estate Council of Alberta to arrange mortgages on property anywhere in Alberta, including Calgary.
The file runs the same way as it does for an Edmonton client. You complete the application online and upload your documents, and Daniel works with you by phone. The lender commitment and the instructions to your Calgary lawyer go by e-signature. We don't have a Calgary storefront.
My bonus and RSUs are a big part of my pay. Will a lender count them?
Bonus income is usually counted as a 2-year average if it has a 2-year history. Share-based compensation often isn't counted at all.
That matters most in Calgary, where a large share of total pay can sit outside base salary. Send us 2 years of T4s, 2 years of Notices of Assessment and your latest compensation letter, and we'll tell you what each lender will use. No two lenders will land on the same number.
Does Calgary charge a land transfer tax?
No. Alberta has none, and no Alberta municipality charges one, including Calgary and Edmonton.
You pay Land Titles Office registration fees instead: $50 plus $5 per $5,000 of value on the transfer, and again on the mortgage registration. On a $500,000 purchase with a $400,000 mortgage, that's about $1,000 in total.
My purchase is over $1.5 million. What changes?
Default insurance isn't available above the $1.5 million insured price cap, so the minimum down payment is 20% and the mortgage is conventional.
Uninsured pricing is usually a little higher than insured pricing, fewer lenders want the file, and the stress test applies to the full amount. The file itself is straightforward. It needs a different lender list, and that list is worth building before you make an offer.
Do I have to come to your Edmonton office?
No. Most of our Calgary clients never do. The application, documents, signatures and closing instructions all move electronically, and Daniel calls you, so you're not left filling in a form and waiting.
If you'd like to meet in person, the office is at 4990 92 Ave NW #105 in Edmonton.
Is the rate different in Calgary than in Edmonton?
No. Lenders set mortgage rates nationally, not by postal code, and no lender prices Calgary differently from Edmonton.
The property can make a difference. An acreage, a manufactured home, a very rural address or an unusual lot can shorten the lender list and occasionally change the pricing, because of what's on the land. If that's your situation, tell us early and we'll tell you where you stand before you write an offer.
Does Calgary have a land transfer tax?
No. Alberta has no land transfer tax, and no Alberta municipality charges one either.
You pay Land Titles Office registration fees instead: $50 plus $5 for every $5,000 of value, charged once on the property transfer and again on the mortgage registration. On a $500,000 purchase with a $400,000 mortgage, that's about $1,000 in total.
