Lethbridge
Student rentals, irrigation land and small mortgages in Lethbridge
Local notes on the housing, the market and the lenders that matter when you buy in Lethbridge.
Lethbridge is a university city in an irrigated farming belt, and both sides of that show up in its mortgage files.
The university supports a rental and small-investment market that's unusually active for a city this size. The farmland brings acreage, hobby-farm and irrigation-district properties that most city lenders handle badly. Between them, they cover most of what's different about a southern Alberta file.
A student rental is an investment property to a lender, however modest it is. That means at least 20% down, no default insurance and a rate that's usually a little higher than for a home you live in. Where people go wrong is the rental income, because lenders count it in 2 different ways. Some use a rental offset, subtracting a percentage of the rent from the property's own expenses. Others add a percentage of the rent to your income. The same property and the same tenant can qualify for very different amounts depending on the method, and that often decides whether the deal works.
Irrigation-district land, hobby farms and acreages with a water licence aren't standard residential collateral. Most lenders will value about 10 acres plus the house and the garage. A property with quota, a licence or farm income attached is likely an agricultural file, which goes through a different channel. Working out which one you're in comes first.
Rental offset or rental add-back: the same student rental with the same tenant can qualify for very different amounts at 2 lenders.
Lethbridge is one of the more affordable cities in the province, and low prices create a problem few buyers expect. Several lenders have minimum loan amounts, and a small mortgage on an inexpensive property can fall below them. That's about product availability, not your credit, and it narrows the lender list on a file people expected to be easy.
Southern Alberta is a long way from most lenders' offices, so brokers handle an outsized share of the market here. A video call reaches the same lenders from Lethbridge as from Edmonton.
Lender notes
In Lethbridge, the list of lenders narrows on how each one treats rental income and on whether it has a minimum loan amount your purchase falls below. We check both before quoting, because either one can remove a lender you were counting on.
Land transfer tax
Lethbridge has no land transfer tax
Alberta doesn’t charge one, and no Alberta municipality does either. Instead, you pay Land Titles Office registration fees: $50 plus $5 for every $5,000 of value, once on the property transfer and again on the mortgage registration.
On a $500,000 home with a $400,000 mortgage, that’s $550 + $450 = $1,000. The same purchase in Ontario carries $6,475 in provincial land transfer tax, and $12,950 in Toronto once the municipal tax is added.
| Where you buy | Land transfer tax | Registration fees | Total |
|---|---|---|---|
| Lethbridge, Alberta | None | $1,000 | $1,000 |
| Anywhere in Ontario | $6,475 | — | $6,475 |
| Toronto (provincial + municipal) | $12,950 | — | $12,950 |
The Alberta fees went up on October 20, 2024. They used to be $2 per $5,000 on a transfer and $1.50 on a mortgage, so plenty of calculators and blog posts still show the old numbers.
With no tax, there’s no first-time buyer rebate to apply for here. Alberta also doesn’t charge provincial sales tax on the default insurance premium. In Ontario, that tax has to be paid in cash at closing and can’t be added to the mortgage.
Alberta figures computed from the Land Titles Act ss. 64.1 and 102.1 fee schedule in force from October 20, 2024. Ontario and Toronto figures computed from the current provincial and municipal land transfer tax brackets, before any first-time buyer rebate. Estimates for comparison only. Your lawyer’s statement of adjustments governs.

Lethbridge mortgage questions
Questions we get about Lethbridge files, plus the provincial rules that apply here the same way they do across Alberta.
I want to buy a student rental near the university. What do I need?
At least 20% down, because investment properties can't be default-insured, and a lender whose rental-income policy suits the property.
Some lenders apply a rental offset against the property's costs. Others add a share of the rent to your income, which usually qualifies you for more. Bring us the lease or a market rent estimate with the listing and we'll shortlist lenders to match.
The property is on irrigation-district land. Does that change the mortgage?
It can, a lot. A water licence, a quota or farm income can move a property out of residential lending and into an agricultural file.
A house on a few acres with no farm income is normally an ordinary acreage file, and most lenders will value about 10 acres plus the house and garage. If there's a licence or an operating farm attached, tell us early. That's a different channel with a different timeline.
My purchase price is low. Is that ever a problem?
Sometimes. Some lenders set a minimum loan amount, and an affordable purchase with a healthy down payment can fall below it.
It says nothing about you and it's easy to work around, but it does take lenders off the list. We check for it at the start so it doesn't come up at commitment.
Do I have to come to your Edmonton office?
No. Most of our Lethbridge clients never do. The application, documents, signatures and closing instructions all move electronically, and Daniel calls you, so you're not left filling in a form and waiting.
If you'd like to meet in person, the office is at 4990 92 Ave NW #105 in Edmonton.
Is the rate different in Lethbridge than in Edmonton?
No. Lenders set mortgage rates nationally, not by postal code, and no lender prices Lethbridge differently from Edmonton.
The property can make a difference. An acreage, a manufactured home, a very rural address or an unusual lot can shorten the lender list and occasionally change the pricing, because of what's on the land. If that's your situation, tell us early and we'll tell you where you stand before you write an offer.
Does Lethbridge have a land transfer tax?
No. Alberta has no land transfer tax, and no Alberta municipality charges one either.
You pay Land Titles Office registration fees instead: $50 plus $5 for every $5,000 of value, charged once on the property transfer and again on the mortgage registration. On a $500,000 purchase with a $400,000 mortgage, that's about $1,000 in total.
