Acreage and rural mortgages in Alberta
An acreage, rural home or manufactured home may need a different lender review than a house in town. Find out what a lender will finance before you remove your financing condition.

Why rural files need an early property review
A lender or mortgage insurer may limit how much of the land and outbuilding value it counts as security. The rules vary. Sagen's published insurance guidelines use the lesser of the purchase price or the appraised value of the dwelling and 15 acres, and refer properties over 15 acres to an underwriter. Its outbuilding rules depend on use and appraised value. Other lenders and insurers may use different criteria.
A rural address also raises practical questions about year-round access, water, wastewater, zoning and how the home is attached to the land. Those can change the appraisal, which lenders will look at the file and how the mortgage is structured. A standard mortgage calculator can't tell you whether the property qualifies.
Manufactured and modular homes aren't all treated the same. CMHC's Prefab Plus guidance separates homes permanently affixed on a permanent foundation, which can secure a traditional mortgage, from movable homes financed as chattel. Which program fits still depends on the home, the borrower and the insurer's criteria.
What to check
The facts a lender will ask for
Land and improvements
Read Sagen's acreage criteriaParcel size, zoning, residence, garages and other buildings.
An appraisal and the selected insurer's rules determine the lending value.
Access and services
Read CMHC's prefab criteriaYear-round road access and the property's water and wastewater arrangements.
Requirements depend on the lender, insurer and property.
Manufactured dwelling
See CMHC's mortgage and chattel distinctionWhether the home is permanently affixed to land on a permanent foundation, or remains movable.
The security and financing route may differ.
Working farm
Whether agricultural operations or income are part of the purchase.
A working farm may need an agricultural financing review instead of a standard residential one.
These are screening questions. They aren't an approval or a promise that a particular lender will finance the property.
Bring the listing and property details
The conversation is more useful when Daniel can see the property you're buying.

Free, with no email required. They use Canadian rules: semi-annual compounding, the down payment ladder and the stress test.
Mortgage payment
Model payments at a rate you can edit. It won't tell you whether a rural property qualifies.
Down payment
Check the general minimum, then ask how the appraisal could change the cash you need.
Closing costs
Estimate the usual closing costs, and leave room for inspections and an appraisal on the property.

How we get paid. Daniel De Sousa arranges mortgages through Indi The Independent Mortgage Company Ltd. o/a Indi Mortgage, a licensed mortgage brokerage, not a lender. The brokerage and Daniel are compensated by the lender you choose when your mortgage funds (paid by the lender, not by you). Compensation varies by lender and product and doesn’t change the rate you’re quoted. A lender fee or brokerage fee is uncommon and happens mainly on alternative or private lending. If one applies to your file, we’ll disclose the exact amount in writing before you sign anything. We’ll tell you if any product we recommend pays us more than an alternative we considered. Before we start work on your file, you’ll receive a written service agreement setting out our services, our compensation and any fee that applies to you.
