How our calculators do the math
Most Canadian mortgage calculators run American math behind a Canadian domain. Ours use the Canadian rules below.
- Semi-annual compounding
- Canadian fixed-rate mortgages compound semi-annually, not in advance, under section 6 of the federal Interest Act. Variable rates compound monthly. We model the two separately.
- All 6 payment frequencies
- That includes accelerated bi-weekly and accelerated weekly. We derive them from the monthly payment the way lenders do, which is why they add up to 13 monthly payments a year.
- The OSFI stress test
- We test at the greater of your contract rate plus 2 points or the 5.25% floor, and apply the November 2024 exemption for uninsured straight switches.
- Alberta's current fee schedule
- $50 plus $5 per $5,000 on the transfer and again on the mortgage, in force since 20 October 2024. Several national calculators still show the old, lower fees.
- Effective-dated rules
- Every premium tier, tax bracket and fee formula has an effective date and a source URL. When a rule changes, a scenario saved under the old rule still gives the same result.
- Checked against published examples
- We test the payment engine against independently published worked examples, and run regression and property tests on the calculator rules.
