Where to start

Renewing, buying or using your equity

Each page opens with the numbers before any form. Nothing you tell us goes to a lender until you say so.

How it works

Apply once, and we'll take it to every lender that fits

A bank can only offer you its own mortgages. We compare a panel of lenders on the same application, with one pull on your credit file.

  1. Step 1: Tell us what's going on

    About two minutes

Buying, renewing, refinancing or something the bank's form has no box for. There's no credit check at this step, and nothing goes to a lender until you say so.

  2. Step 2: We compare lenders

    Same business day

We price your file with 30+ lenders, including banks, monoline lenders and Alberta credit unions. Then we bring back the 2 or 3 that fit, with the trade-offs written out.

  3. Step 3: You choose and we hold the rate

    Up to 120 days

You pick the lender. We hold the rate while you shop or as your renewal date gets closer. If rates fall, you get the lower one.

  4. Step 4: We take it through to funding

    Usually 2–4 weeks

We handle the conditions, the appraisal and the lawyer. You'll always know what's still outstanding, and we'll keep you posted.
