About RateLens

Who runs RateLens

RateLens is run by Daniel De Sousa, a mortgage associate with Indi Mortgage in Edmonton. Every rate here shows its APR, lender and conditions next to it, with the time we last checked it.

No credit check, and no commitment.

You can see a rate on RateLens before you give us your name. It comes with the APR, the term, the lender, the conditions and the monthly payment at a stated example amount.

When you want a quote for your own mortgage, Daniel prepares it himself.

Who we are

Daniel De Sousa, Mortgage Associate

RateLens is a trade name used by Daniel De Sousa, Mortgage Associate, licensed in Alberta by the Real Estate Council of Alberta and registered with Indi The Independent Mortgage Company Ltd. o/a Indi Mortgage. Daniel has worked in mortgages in Edmonton for about 15 years and co-owns Metro Mortgage Group, a team that operates under Indi Mortgage.

RateLens isn’t a bank or a lender, and we don’t lend money ourselves. Daniel arranges mortgages through Indi Mortgage, a licensed brokerage, with 30+ lenders, including chartered banks, monoline lenders and credit unions. Lenders pay Indi Mortgage when a mortgage closes, so you don’t pay us to compare rates or get a quote. Verify our licence on RECA ProCheck(opens in a new tab)

Rates

How we show a rate

A low rate in large type can come with conditions in small print, such as insured only, a short rate hold, limited prepayment, or a penalty worked out the expensive way. On RateLens, the conditions sit next to the rate in type the same size as its APR, with the lender named.

The headline rate is an uninsured 5-year fixed unless a label says otherwise. If you want to know when a rate drops, a rate alert will email you, and you can stop it with one click.

How we work

What you can expect from us

  1. 01

You see the rate before we ask for your name

Rates on this site aren't behind a form. Each one shows its APR, term, lender and conditions, and the calculators work without your contact details.

  2. 02

We use the industry terms and explain them

We'll say stress test, semi-annual compounding and interest rate differential, then explain each one in a sentence. If you're comparing rates, you're learning the vocabulary, and teaching it is part of our job.

  3. 03

Every rate shows when we checked it

We check our lender panel every business day. Each rate carries the date and time of that check, so you can tell a rate from this morning from one that's a week old.

  4. 04

We'll tell you when a move doesn't make sense

If breaking your mortgage would cost more in penalty than a lower rate saves, we'll tell you. Same if the ratios don't work at that price, or if your credit file needs fixing first and you'd do better applying in 4 months.

The name

Where the name comes from

We called the site RateLens because it’s for looking closely at a rate. The number on its own doesn’t tell you much. The APR, the lender, the rate hold and the prepayment terms tell you what the mortgage will cost.

Our promises

What we promise, and what we can't

Each promise has limits, and we spell them out here.

One application, one credit check
You won't fill out 30+ applications or get 30+ hits on your credit file.
5 minutes response
During office hours, Monday–Friday, 9:00 a.m.–5:00 p.m. MT. Outside those hours, we'll get back to you first thing the next business morning.
Free renewal review, for life
If Daniel arranged your mortgage, we'll compare rates for your renewal every term at no cost. You get a rate comparison and a recommendation, whether or not you move lenders. It's a review. It doesn't guarantee a rate or a switch.
No fees to you
This applies to standard residential mortgages, where lenders pay Indi Mortgage when your mortgage closes. Some files carry a fee, mainly in alternative or private lending. If yours does, you'll get the dollar amount in writing before you sign.
