Beaumont

First-time buyers and new builds in Beaumont

Local notes on the housing, the market and the lenders that matter when you buy in Beaumont.

Beaumont is one of the fastest-growing communities in the Edmonton region. Most of that growth is new builds, bought largely by young families.

So a large share of Beaumont files are first purchases of homes that don't exist yet. A first-time buyer with a possession date 12 months out is the hardest combination in residential lending to get right, and mistakes often don't show up until possession.

A first-time buyer on a new build qualifies twice: once now, to sign the purchase agreement, and again at possession, when the lender checks that nothing has changed. A year can pass between those dates. In that year, a car loan, a job change, a credit card carrying a balance or a rate move can change the answer, and by then your deposit is committed.

So the work on a Beaumont file starts before the purchase agreement. We work out when each part of the deposit is due, whether the mortgage is a completion or a progress-draw mortgage, how long the lender will hold the rate, and what happens at re-qualification if the hold runs out first. We also check what your qualification looks like with 15% of headroom left in it. That headroom is what keeps a 12-month possession from turning into a lost deposit.

A first purchase with a 12-month possession date means qualifying twice, a year apart, with the deposit already committed. Build in headroom at the start.

Beaumont buyers can often use most of the first-time buyer programs, and many don't use them. They include the FHSA, the $60,000 Home Buyers' Plan, the $1,400 first-time buyers' tax credit, up to $50,000 of GST back on a qualifying new build, and a 30-year amortization on insured mortgages for first-time buyers and for buyers of newly built homes. On a Beaumont new build most buyers are eligible for most of it, and using them together is worth more than any rate negotiation.

Beaumont has a distinct francophone heritage. We work with clients in English. If you'd prefer to do your mortgage in French, tell us and we'll help you find someone who can.

Lender notes

New-build files here are decided by rate-hold length and re-qualification policy as much as by price. We shortlist lenders on those 2 things first, because a lower rate you can't keep until possession doesn't help you.

Land transfer tax

Beaumont has no land transfer tax

Alberta doesn’t charge one, and no Alberta municipality does either. Instead, you pay Land Titles Office registration fees: $50 plus $5 for every $5,000 of value, once on the property transfer and again on the mortgage registration.

On a $500,000 home with a $400,000 mortgage, that’s $550 + $450 = $1,000. The same purchase in Ontario carries $6,475 in provincial land transfer tax, and $12,950 in Toronto once the municipal tax is added.

Where you buyLand transfer taxRegistration feesTotal
Beaumont, AlbertaNone$1,000$1,000
Anywhere in Ontario$6,475—$6,475
Toronto (provincial + municipal)$12,950—$12,950

The Alberta fees went up on October 20, 2024. They used to be $2 per $5,000 on a transfer and $1.50 on a mortgage, so plenty of calculators and blog posts still show the old numbers.

With no tax, there’s no first-time buyer rebate to apply for here. Alberta also doesn’t charge provincial sales tax on the default insurance premium. In Ontario, that tax has to be paid in cash at closing and can’t be added to the mortgage.
